Pearlman Properties acquired 9810 Bell Ranch Drive in 1998; since then, it has operated as Bell Ranch Business Park, a fully occupied facility comprising 11 buildings with 36 tenants. The property is centrally located in the heavy manufacturing district of Santa Fe Springs, on the primary route between the Ports of Los Angeles and Long Beach and key markets in the United States. As shipping, warehousing, and logistics have changed over the past two decades, the local supply of large-scale warehouse space has fallen behind demand. With two parcels of land measuring approximately 11 acres in total, 9810 Bell Ranch Drive presents an opportunity to address this need. Its redevelopment is complicated by the presence of four plugged and abandoned oil wells, which are owned by separate operators. Pearlman Properties engaged WOWA to help realize their ambitions for the site.

WOWA worked with Pearlman Properties to define a vision for 9810 Bell Ranch Drive, developing a strategy to replace the outdated business park with a clean-air, net-zero carbon emissions warehouse and initiating the entitlements process. The new facility will consist of a single high-performance building measuring roughly 205,000 square feet, constructed from locally compatible, sustainable, and visually attractive materials. Its energy consumption is planned to be net zero, thanks to passive natural ventilation, thermal mass, ample daylight, and 90,000 square feet of high-efficiency photovoltaic panels on the roof. The redevelopment will improve truck access, reduce paved area, and establish drought-tolerant plantings. It will also include a new public sidewalk, creating a more welcoming environment for pedestrians and cyclists along Bell Ranch Drive. The oil wells will be re-abandoned in collaboration with the California Department of Conservation, Geological Energy Management Division.

9810 Bell Ranch Drive will balance the needs of an expanding industry with community priorities for sustainability, health, and resilience. By offering large-scale, high-performance infrastructure, it will align Santa Fe Springs more fully with the flow of goods in a global economy, helping to link the Ports of Long Beach and Los Angeles with destinations across the country. The facility will support local and statewide environmental goals, reducing the burden on the San Gabriel Watershed and exceeding California’s Green Building Standards Code and Energy Code through sustainable site development, water conservation, and on-site renewable energy. The sidewalk will assist the City of Santa Fe Springs in meeting the goals in its general plan to provide efficient and safe travel routes for all modes of transportation.
